The gate had dropped three inches at the latch post, dragging a groove into the concrete every time it opened. The hinge posts had leaned inward over years of North Texas clay shifting through wet-dry cycles. We re-set both posts in deep concrete footings, replaced the hinge hardware with heavier gauge steel, and squared the gate back to its original hang. The latch catches clean now, and the gate swings with two fingers instead of a shoulder.

An older chain-drive operator had burned out its capacitor and the homeowner assumed the whole gate needed replacing. We pulled the motor, confirmed the rack and track were still sound, and installed a new LiftMaster slide operator matched to the existing weight rating. The gate now opens at the same speed it did when the house was built. The bill was a repair, not a replacement, because that’s what the gate needed.

Twenty years of Fort Worth sun had cupped and twisted the cedar pickets until the gate looked like a wave from the curb. The steel frame underneath was still straight and solid. We removed every picket, replaced them with new cedar sealed on all six sides, and added a mid-rail so the next two decades don’t repeat the same bowing. The homeowner said it looked better than the day they moved in, and that’s the result we’re after.

This pedestrian gate had a hydraulic closer that had leaked its fluid and hinges worn oval from years of use. The gate would swing shut hard enough to rattle the fence line, or drift open and sit there half-cocked. We replaced the closer with a heavier commercial unit and installed new ball-bearing hinges. It now closes soft and holds open when you want it to. Small parts make a big difference on a gate you use every day.

We arrived to find two bungee cords and a prayer holding this drive gate closed. The post had rotted at ground level and the latch was rusted solid. We cut the post, set a new galvanized one in concrete, and hung a new forklatch with a padlock hole. The bungee cords went in the truck and the homeowner watched us throw them away. That gate now latches with a click you can feel from the driver’s seat.

A spring storm with straight-line winds had pushed the whole fence line enough that the gate scraped hard against the post and wouldn’t close without lifting. The frame had also cracked at a weld point. We re-welded the joint, re-set the post to plumb, and adjusted the hinges so the gate cleared by a solid half inch. The weld was ground smooth and painted to match. A week later, another storm came through and the gate never moved.
